HOUSE RULES
Cleanliness of the Residence, Common Areas, and Rooms
• You are responsible for maintaining cleanliness and tidiness in your room, bathroom, toilets, and common areas at all times.
• Bed linen should be changed and washed weekly.
• Regularly empty bins in your room and dispose of all waste in the refuse room.
• Ensure no empty cans, bottles, or dirty glasses are left in your rooms.
• Dispose of dirty takeaway food containers in the refuse room or kitchen dustbins promptly.
• Store all food in suitable containers to prevent access by insects and rodents.
• Clean and wipe kitchen counters after use, respecting other students.
• Furniture provided should not be removed from your room or common areas.
• A fine of R500.00 will be imposed if furniture is taken from common areas to your room.
• Spot checks for cleanliness will be conducted in your room. If potential health hazards are found, you will receive a formal warning to clean your room. After a second warning, you will be asked to vacate the premises.
• Should the lessor need to arrange for cleaning your room, you will be charged R500.00. The lessor reserves the right to clean your room in your absence and hold you accountable.
• Before leaving the residence for a weekend or holiday, ensure your room is clean and all food and drink are properly stored or disposed of.
Visitors
• All visitors must adhere to the House Rules. It is your responsibility to ensure that your visitors are aware of and comply with the House Rules.
• Overnight visitors are not permitted. If it is discovered that you have allowed a visitor to stay overnight, you will be charged R500.00 per night per visitor.
• Male visitors are prohibited from entering rooms or passage areas. Allowing male visitors in these areas will result in the cancellation of your lease agreement.
• You are permitted a maximum of two visitors at any given time.
• Visitors must deposit one of the following valid and unexpired identification documents with security before being granted access to the building:
• National ID/Passport
• Security will return these documents to visitors upon their exit from the building.
• All visitors must sign in with the front desk and are not permitted direct access to the Residence. You are required to accompany your visitors from the front door and escort them throughout their stay on site.
• Visitors are not permitted to remain in the building in your absence; they must leave when you do.
• Visiting hours are restricted from 09:00 to 23:00.
• You are held entirely responsible and financially liable for any damages caused by your visitors.
• The Landlord reserves the right to impose additional restrictions on visitor access if visitors misbehave, compromise the building’s capacity, or abuse utilities consumption.
Noise and Consideration for Others
• Playing music or other sounds at unreasonable volumes is prohibited. Note that excessive bass from stereos is also not allowed.
• Shouting, screaming, and speaking loudly are not acceptable behaviours.
• Running in the corridors and jumping on benches in common areas is not permitted.
• While there are no specific quiet times, please be always considerate of your fellow students.
• Serious and disorderly behaviour that disrupts other students may result in the immediate cancellation of the Lease Agreement.
• The lessor reserves the right to confiscate any equipment until the end of the semester if the lessee disregards the Noise Rules.
Smoking, Drugs, and Narcotics
• The Residence is designated as a completely smoke-free zone, including all communal areas, corridors, and stairwells.
• Smoking in your room violates the policy. Any smoking in your room will result in charges for the replacement of soft furniture and repainting of the entire room.
• Using, manufacturing, distributing, selling, or possessing illegal drugs or narcotics is strictly prohibited throughout the entire Residence.
• Discovery of illegal drugs or narcotics in your room or in your possession grants the lessor the right to immediately terminate your Lease Agreement, report the incident to the police and your educational institution, and take any necessary legal action.
• The lessor reserves the right, and the lessee agrees, that the lessor may conduct a drug search of the premises and the lessee’s possessions at their discretion.
• Evidence of drug use may result in the termination of the lease agreement by the lessor.
Alcohol, Vandalism, and Weapons
• Alcohol is strictly prohibited throughout the entire Residence.
• Discovery of alcohol in your room or in your possession grants the lessor the right to immediately terminate your lease agreement.
• Vandalism is not tolerated by the lessor.
• Serious damage to any part of the Residence may result in the termination of the lease agreement by the lessor, who reserves the right to deduct any necessary funds for damages.
• Firearms, batons, knives, or any other weapons are strictly forbidden.
• Distribution or placement of any pamphlets within the Residence is not permitted without PRIOR consent from Management.
• Group meetings and demonstrations are not allowed without prior approval.
General Guidelines
• Eating and drinking are not permitted in the rooms.
• Cooking is only allowed in the designated kitchen area.
• Microwaves, kettles, and toasters are not permitted in the rooms.
• Open heaters or any other electrical equipment that poses a fire hazard are prohibited in the residence.
• The control room is strictly off-limits to all lessees.
• One small bar fridge per room is permitted.
• The laundry facilities are provided for the convenience of all lessees. Any damage to the laundry equipment may result in the immediate termination of the lease agreement.
Biometric Access Control Sytem
• A Biometric Fingerprint Access Control System will be utilized for entering and exiting the Residence.
• All students will be enrolled in this system. It is strictly prohibited to tamper with any security equipment, CCTV cameras, fire equipment, or fingerprint readers. Such actions are considered a serious offense.
When You Are Going Away
• Inform the house manager/caretaker when you are away from the Residence for a holiday or for more than three consecutive days. The house manager/caretaker maintains an accurate record of all residents on-site in case of emergencies.
• Ensure all lights and permissible electronic equipment and appliances are turned off before leaving.
• Ensure all doors and windows are locked or securely closed. Do not leave any valuables behind.
• Remember to take your keys with you when you return.
Bedroom Locks
• All rooms are equipped with locks for security purposes.
• In the event that you lose your keys and are unable to access your room, an administration charge will be applied if a locksmith needs to be called out.
• Please refrain from leaving your keys in easily accessible or vulnerable locations where they could be stolen or misplaced.
• Mhlahlo Property Developments will not assume responsibility for any theft or burglary involving your possessions. It is important to take necessary precautions to safeguard your belongings.
CCTV Cameras And Security
• CCTV Cameras are strategically positioned to monitor common areas, courtyards, all entrances, and other critical areas for security purposes. They have the capability to zoom and be directed remotely.
• A House manager/caretaker is present on the Residence premises 24 hours a day. The House manager/caretaker is authorized to enforce all house rules and regulations.
• All visitors are required to sign in and out with the front desk upon arrival and departure.
• It is mandatory for you to accompany your visitors from the foyer, as they will not be permitted to enter the building without your presence. Additionally, the number of visitors allowed at any one time is limited to two.
• Any emergencies must be reported immediately to the House manager/caretaker for prompt assistance and resolution.
Common Area Guidelines
• Please ensure that the last person to leave the entertainment area switches off the TV.
• Please ensure that all kitchen equipment and appliances are switched off when not in use, and refrigerators are kept closed after use.
• Please ensure that the last person to leave the common areas switches off all lights.
• These guidelines aim to promote energy efficiency and ensure the proper maintenance of common areas for the comfort and convenience of all residents.
Insurance
• Each resident is responsible for arranging insurance coverage for all personal items brought to the Residence, should they choose to insure them.
Emergency Routes And Exits
• Familiarize yourself with what to do in an emergency, including knowing the nearest fire escape routes and exits from your Residence.
• In the event of a fire, promptly press the fire alarm located throughout the building. This action will cause all emergency doors to open automatically.
• Please take the time to study the “Fire Action Notice” posted on the back of your room door. This notice provides essential information on what to do in case of a fire emergency.
• Keep all pathways, corridors, and stairwells clear at all times to prevent obstruction during an emergency. Tripping hazards should be avoided to ensure swift and safe evacuation.
• Remember, in the event of a fire, prioritize your safety by exiting the building immediately. Avoid delaying evacuation for any reason. Your safety is key.
Flammable Substances
• The use of candles, oil lamps, incense, or any item that produces a naked flame is strictly prohibited in your room or any other part of the Residence due to the potential fire hazard.
• If you are an art student and use spray paints, please handle substances safely and store them away from direct sunlight and heat sources.
• Flammable chemicals are not permitted in the communal kitchen area or within the residence.
• Please ensure that no pots are left burning on the stove unattended to prevent potential fire hazards.
• Tampering with firefighting equipment is strictly forbidden and constitutes a serious offense.
• Each room is equipped with a smoke detector. Smoking is strictly prohibited in your room, as it could trigger the fire alarm system.
Fire Drills
• We conduct regular fire drills to ensure your safety. It is important that you actively participate in these drills and treat them seriously as they are beneficial for your safety.
• If you have any safety concerns, please notify Mhlahlo Student Res immediately. Your safety is our top priority, and we are committed to addressing any concerns promptly.
Standard Fire Procedure
• If you discover a fire, immediately raise the alarm by breaking the glass in an alarm unit.
• Dial the fire brigade and provide them with the full address and location of the Residence.
• Vacate the Residence using the nearest exit and proceed to the assembly point.
• Remember, safety is paramount. Do not delay in taking these steps in the event of a fire.
Electrical Failure
• In the event of an electrical emergency, promptly contact the House manager/caretaker for assistance.
• Check to see if the issue is isolated to your room or if it affects the rest of your floor as well.
• Refrain from attempting to fix the issue yourself at the electric board.
• Avoid touching bare wires, sockets, or switches as a safety precaution.
• If an appliance you used caused the electricity to trip out, unplug the appliance from the wall socket.
• Do not use the same appliance again until it has been inspected and deemed safe by a qualified electrician.
Water Leaks Or Floods
• Ensure that all taps are closed tightly after each use to prevent water wastage.
• If you notice a water leak, immediately contact the House manager/caretaker for prompt resolution.
• Keep mixer taps turned to the “COLD” setting by default unless you specifically require hot water. This helps to conserve energy and prevents accidental scalding.
Serious Accident
If someone has experienced a serious accident, it is crucial to take immediate action:
• Call an ambulance without delay to ensure that medical assistance is provided promptly.
• Inform the House manager/caretaker immediately to ensure that appropriate measures can be taken to manage the situation effectively.
• Prompt action can make a significant difference in ensuring the safety and well-being of the individual involved.
